Dan's Note
A Big Honor and an Even Bigger Thank You
This month I got some news I am really proud of. I was invited to join the 2027 Keller Williams Agent Leadership Council, which we call the ALC. I will explain what that means below, but first I want to say thank you.
Every client who trusted me, every friend who sent a referral, and every person who thought of me when someone they knew was making a move helped make this happen. With Thanksgiving coming up, I wanted you to hear it straight from me. I am grateful for you.

Recognition
Why the Agent Leadership Council Is Such an Honor
|
1. It is by invitation
ALC seats go to the top 20% of agents in a market center. Strong production is only part of it. Members also have to show real leadership and live out the KW culture every day.
|
|
2. It is a real seat at the table
The council helps set goals, shape strategy, and guide the culture of the market center. It also acts as the link between agents and company leadership, so the people doing the work have a voice in decisions.
|
|
3. It is real work, not just a title
Members serve on committees that cover areas like growth, career development, technology, and culture. It is about giving back to the agents around you and helping the whole office get better.
|
|
What This Means for You
It keeps me close to what the best agents in the company are doing, from technology to training to how we take care of clients. My plan: learn all I can, help shape what comes next, and bring the best of it back to you.

State of the Market
Los Angeles, November 2026
The market is sending mixed signals right now. Prices are roughly flat from a year ago, homes are taking a little longer to sell, and rates above 7% are keeping some buyers on the sidelines. Sellers who price right and prepare well are still getting results.

The Fed Held Steady. Here Is What It Means.
On October 28 the Fed left its rate at 3.75% to 4%. That came a month after it raised the rate a quarter point in September, the first increase in three years.
Here is the part people often miss. The Fed does not set your mortgage rate directly. Mortgage rates follow the 10 year Treasury yield, which has pulled back a bit, and that is why the 30 year rate slipped from 7.40% to 7.32% in the latest Freddie Mac survey.
The December Fed meeting is the next one to watch. Minutes from the September meeting suggested another hike is possible by year end, and most forecasts have rates staying around 7.3% to 7.4% through the end of the year.
The bottom line: if you are buying, get a fresh quote and talk to your lender about when to lock. The rate matters, but so do the home, the payment, and your timeline.

Quick Tip
Thinking About Selling? The Holidays Are Not a Dead Zone
A lot of people assume they should wait until spring. But there are usually fewer homes on the market in the winter, and the buyers who are out looking tend to be serious ones.
If you want to be on the market in January, November is the time to start preparing. Preparation is always the key, and it is a conversation I am happy to have with no pressure.

Thank you for being part of this.
If someone in your circle is thinking about buying, selling, or investing, I would love to be a resource. Happy Thanksgiving to you and your family.
